Important Summer Property Maintenance

Summer is one of the busiest seasons for real estate, rental units included. With kids being out of school and the weather looking nice, it’s a great time to move. With all the business of move-in and move-out inspections, it can be hard to find the time to complete basic summer maintenance on your properties. It’s important to keep your properties in the best condition possible, and ongoing maintenance is a major part of that.

Here are the 3 things you can’t avoid this summer:

Deck/Patio Repair
In the dry Colorado heat, wood and cement decks can dry out quickly causing cracks and damage. Summer is the ideal time to do repairs on exterior stair landings, common area patios and other damaged exterior spaces. For concrete, see if the problem can be solved with patches. If the damage is on wood, talk to a contractor to see if it’s possible to replace only some planks. Repairs to the exterior areas, specifically stairs and landings, keep you safe from potential lawsuits and keep your property looking nice.

Service A/C Units
You likely service furnaces every fall, but do you remember to service A/C units each summer? After a long winter without use, the A/C units need a look as they start working hard during warm summer months. During the summer you need to replace the filters on all A/C units and clean the condenser coils. There may be leaves or dirt that need to be cleaned out. Clean filters help units run more efficiently and save energy and money. Keeping A/C units in good repair helps them last longer and saves you from costly replacement.

Inspect Dryer Vents
One of the biggest causes of property fires is clogged dryer vents. This needs to be done once a year, at a minimum. Inspect the dryer vents for units that are turning over during move-in or move-out inspections to save time but also set aside time to inspect all units. Consider adding other inspections or replacements to maximize your time such as replacing air filters and checking batteries on smoke detectors. Your tenants will appreciate your concern for their safety and you’ll know your building is protected.
